Carpet area plus the walls — what gets costed and what counts against FAR.
Built-up area is the floor area measured to the outside face of the external walls, including internal walls. Construction is priced per square foot of built-up area, and FAR is computed on it. Quoting a construction rate against carpet area understates the bill substantially.
