FAR & floor area in Gujarat

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

Residential Zone I — base 1.8, up to 2.7 with chargeable FSI

Base FSI 1.8 free, plus 0.9 chargeable at 40% of the jantri rate, giving a maximum of 2.7. This is the figure for Residential Zone I in the AUDA, RUDA and JADA tables alike, so it is the ordinary residential case across those authorities — but it is a per-authority table, not a state-wide rule, and other authorities should be checked.

Base FSI 0.3 and no chargeable FSI at all, so 0.3 is the maximum. The most restrictive residential zone in the AUDA table by a wide margin.

Base FSI 2.0 with no chargeable FSI, so 2.0 is the maximum. Applies to the Core Walled City and to Gamtal, the old village settlement areas.

In a Transit Oriented Zone the base is that of the underlying zone and the maximum is 4.0, with the chargeable component as applicable.
