Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.
How much floor area can I build on my plot?
Whatever else is permissible, the floor area ratio may not exceed the limit set for the width of the road abutting the premises. Where land is given up for widening a street or passage, the FAR is reduced by 20% of the tabled value.

Open space cannot be sold out from under the FAR

Where a plan was sanctioned counting open space that is later transferred away, the sanction does not survive it. Before construction, a fresh plan must be sanctioned on the reduced area; during construction, work stops until a revised plan is sanctioned; after completion, the completion certificate is withheld and the part of the building no longer allowable must be demolished, as determined by the Municipal Commissioner after hearing those affected.
