Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

Commercial FAR depends on which kind of centre the plot sits in: 2.50 in a City Centre, 2.00 in a Sub-city Centre, 1.75 in a Community Centre, 1.50 in a Local Shopping Centre and 1.25 in a Convenience Shopping Centre.

Table 8 carries an asterisk: FAR and density may be adopted as provided in the development plans of the respective towns. So the figures above are the default, and the development plan for your town governs where it differs. Check it before relying on the table.
Where an owner surrenders part of the plot to the Government or Authority for a public purpose, additional floor area calculated as twice the area surrendered may be allowed on the remaining land, in lieu of monetary compensation.
In-situ redevelopment of a slum may be allowed an additional FAR of up to 0.50 over the permissible figure. Redevelopment of old and dilapidated structures in the old part of a city or town may be sanctioned up to 0.25 additional FAR. All other development and building permission norms still apply.

In commercial use premises within planning areas, the authority may allow a maximum FAR of 5.0 through TDR FAR and premium FAR, for the two largest high-rise bands — road 60 m and 75 m and above. That is two-thirds again on top of the tabled 3.0. Inserted by notification of 06.03.2025.

In commercial use premises within a Central Business District or a Transit Oriented Development Corridor, the authority may allow a maximum FAR of 7.0 through TDR FAR and premium FAR — but only for the largest band, road 75 m and above. Which areas count as CBD or TOD corridor is set by the respective development plan. The rate for premium FAR is decided by the State Government. Inserted 06.03.2025.

On a plot of 200 to 500 m² one servant quarter is permitted, and on a plot above 500 m² two; each may not exceed 25 m², and their area is not counted in the built-up or covered area. Covered parking with a clear height of 2.4 m may be provided within the permissible ground coverage on plots of 200 m² or more, and is not counted towards Floor Area Ratio or the height calculation.
