FAR & floor area in Uttar Pradesh

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

Group housing turns on the width of the abutting road rather than the size of the plot. On built-up land base FAR is 1.50 throughout, with maximum FAR 2.10 on a road of 9 to under 12 m, 3.00 from 12 to under 24 m, 5.25 from 24 to under 45 m, and unrestricted at 45 m and above. On non-built-up land base FAR is 2.50, with maximum 5.00 from 12 to under 24 m, 8.75 from 24 to under 45 m, and again unrestricted at 45 m. Affordable group housing takes higher figures still — base 2.00 built-up and 3.00 non-built-up, reaching 7.00 and 9.00 respectively before going unrestricted.

Base FAR runs 2.0 on plots from 35 to under 150 m², 1.8 from 150 to under 300 m², 1.75 from 300 to under 500 m², 1.5 from 500 to under 1,200 m², and 1.25 at 1,200 m² and above. Maximum FAR is 2.25 in the smallest band and 2.50 in every band above it. The gap between base and maximum is not free — it is purchasable FAR under Chapter 9, so the higher figure is a right to buy rather than an entitlement.
