Balcony

Building regulation

In one line

A cantilevered open platform off a habitable room.

Balconies are usually counted partly or wholly outside FAR if they remain open on at least one side, which is why enclosing one later is a FAR violation as well as a structural change. Projection into a setback is separately restricted.

Related words

Setback The open strip required between the building and each boundary. Chhajja A projecting weather shade over a window or door. FAR (Floor Area Ratio) Total permitted floor area as a multiple of the plot area.
