In one line
The share of the plot the building may occupy at ground level.
Ground coverage caps the footprint; FAR caps the total. A 35% coverage on a 1,000 m² plot means the building may sit on 350 m² — the remaining 650 m² is setbacks, drives, green and amenity. The binding constraint is whichever of coverage and FAR runs out first.
