Building rules in Bihar
Bihar decides FAR by the width of the road your plot abuts, and setbacks by the shape of the plot itself — depth sets the front and rear, width sets the sides, and both are then crossed with how many storeys you want. The sharpest rule: in an old area you cannot build anything non-residential at all until the road reaches 12.20 m.
Across the rules published for Bihar: FAR up to 3.5, with 0.25 more purchasable, height up to 24 m, front setback from 1.5 m. Each figure below carries the clause it comes from.
