FAR & floor area in Maharashtra

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

Basic FSI — the floor space allowed without paying a premium or loading TDR — is 1.10 for every road width band, from a lane under 9 m to a 30 m arterial. The width of the road does not change what you start with; it changes how much more you are allowed to buy or load on top.

1.10 — the basic FSI and nothing more. Below 9 m no premium FSI and no TDR loading are available, in a Municipal Corporation or anywhere else. A narrow approach road is the single hardest cap in these regulations.

Ancillary area FSI, on top of everything else

A further ancillary area FSI of up to 60% of the FSI proposed in the development permission is allowed on payment of premium, and up to 80% for non-residential use. It sits above basic, premium and TDR, and applies to all buildings in all zones.
