Setbacks in Maharashtra

The setback is the open strip that must be left between the building and each boundary. What sets it varies by state — usually the size of the plot, the height of the building, or the width of the road outside.

How far from my boundary must the building sit?

0.9 m from a pathway, or 2.25 m from a road boundary, with a 0.9 m rear margin, on a plot of at least 20 m² and 3.0 m width. No side margin except on a corner plot, where 1.5 m or the adjoining building line applies. For G+1, or stilt plus 2 storeys only. Applies to schemes by a public authority, a private individual or slum upgradation.

Marginal distances, row housing on roads of 12 m and below

2.25 m from the road side and 1.5 m rear, on a plot of at least 30 m² and 3.5 m width. No side margin is required — that is what makes it row housing — except on a corner plot, where 1.5 m or the building line of the adjoining road applies, whichever is more.
