Access & roads in Tamil Nadu

The approach decides more than convenience. Below a certain width it caps the building height; with no motorable road at all, a parking floor cannot be built.

What road do I need to reach the plot?

3.0 m in both Continuous Building Areas and Economically Weaker Section Areas. In other areas the table splits the same 3.0 m threshold into two bands — 3.0 m up to 6.0 m, and 6.0 m and above — because the band decides the permissible height and the number of dwellings.

Passage width — 1 m in CBA and EWS areas, 3 m elsewhere

Where the site does not abut a public road but reaches one through a private passage, a Non High Rise building up to 14 m serving up to 8 dwellings needs a passage of 1 m in Continuous Building Areas and EWS Areas, and 3 m in other areas. Above 14 m, or over 16 dwellings, the passage must be 3.6 m for up to 8 dwellings or 600 m² of commercial building where the passage runs no more than 80 m, and 4.8 m for up to 12 dwellings. The 12 m thresholds in this rule were raised to 14 m in March 2024.
