Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

25% of the built-up area, or up to 50 m², whichever is less, may be used for non-nuisance professional consultancy services, with written permission from the Competent Authority.
