Group housing is limited to 35% ground coverage, with a basement permitted up to four levels.

Any violation of the permissible ground coverage limits is non-compoundable — it cannot be regularised by paying a penalty, unlike many other breaches.
In core areas a single-level basement may be allowed with a roof no more than 1.5 m above ground level over the area of maximum permissible coverage; beyond that, up to the zoned area, the basement roof must be flush with the ground.
