Building height in Haryana

Height is capped twice over: by the regime the plot falls under, and by the width of the road that reaches it. The lower of the two governs.

How tall am I allowed to build?

16.5 m, for every residential plot band in both regimes. The Code expresses this as G+3 floors, or stilt plus four floors where a stilt is provided.

Code 6.3(2)(i) and Code 6.3(3)(i)(a) — and 3 related rules below.

Height, commercial in core areas — unrestricted

verbatim

The Code places no height limit on commercial buildings in core areas. What limits them is ground coverage, FAR and the other controls.

Code 6.3(2)(ii) · Commercial

Height, group housing — unrestricted

verbatim

No height limit for group housing. The mumty, lift room, water tank and Building Maintenance Unit are excluded from the building height.

Code 6.3(3)(i)(b)

Stilt parking caps the building at 15 m

verbatim

Stilts are permitted for parking on residential and commercial plots of every size, provided the maximum height of the building does not exceed 15 metres. That is 1.5 m below the 16.5 m otherwise allowed, so choosing a stilt costs height.
