FAR & floor area in Uttarakhand

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

In any project proposing FAR above 1.8, green building certification earns up to 0.5 FAR as an incentive. Any FAR beyond that is purchasable, and compensatory FAR is available on top of both. If the completion certificate shows the green building norms were breached after the extra FAR was allowed, the penalty is twice the cost of the purchasable FAR.
