Setbacks in Uttarakhand

The setback is the open strip that must be left between the building and each boundary. What sets it varies by state — usually the size of the plot, the height of the building, or the width of the road outside.

How far from my boundary must the building sit?

7.5 m in the plains and 2.0 m in the hills. Where an enclosed single residential plot faces a road under 9.0 m wide, the sanction process requires giving up land from the plot to bring the road up to a minimum 9.0 m width, and no boundary wall or other construction is allowed in the land so surrendered.

Minimum right of way — single residential plot

Minimum right of way — group and affordable housing

9.0 to 12.0 m in the plains and 6.0 m in the hills. For affordable housing the Competent Authority may reduce it by 1 m in hardship, and for EWS and rehabilitation schemes by 1.5 m.

An amendment dated 10 December 2025 revises the definitions in the bye-laws, including 2.48 Road/Street and 2.51 Road width and Approach — which matters more than a definitional change usually would, because every right-of-way figure on this page is keyed on road width, so a changed definition can change which road qualifies without changing any number. A second document amends Appendix-7 clause 7.14(II) and (III). Read both before relying on a marginal case.
