FAR & floor area in Delhi

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

FAR 3.5 — written in the Master Plan as 350. Three dwelling units on plots up to 50 m², and four on plots of 50–100 m².

A plot never gets less than the largest plot in the band below it

The total coverage and FAR permissible on any plot in a category shall not be less than that permissible and available to the largest plot in the next lower category. So crossing a bracket boundary can never leave you worse off than a slightly smaller plot would have been.

What counts towards FAR, and what does not

Mezzanine and service floors are counted in the FAR. A basement is not counted if used for purposes permissible under the building bye-laws — household storage and parking — and it may not extend beyond the ground-floor coverage, though it may run under an internal courtyard or shaft. A basement used for mixed-use purposes does count, and attracts charges if it takes the building past the permissible FAR.

FAR on a residential plot — 350 down to 200 as the plot grows

FAR is 350 on plots up to 100 m², 300 from 100 to 250 m², 225 from 250 to 750 m², and 200 on everything above 750 m². Delhi states FAR as a percentage — 350 means 3.5 times the plot area. Unlike most states the ratio falls as the plot grows, so a small plot in Delhi is worked far harder than a large one: 90% coverage with FAR 350 is roughly four storeys of near-full-plot building, while a 1,000 m² plot gets 50% coverage and FAR 200.

Dwelling units are capped by plot size, not just by FAR

Delhi caps the number of dwelling units independently of coverage and FAR: 3 units below 50 m², 4 from 50 to 250 m², 6 from 250 to 750 m², 9 from 750 to 1,500 m², 12 from 1,500 to 2,250 m², 15 to 3,000 m², 18 to 3,750 m², and 21 above 3,750 m². A scheme can satisfy both coverage and FAR and still be refused on unit count, which is the constraint people miss.

FAR, residential plots 100 to 250 m²

FAR 3.0 (written as 300), with four dwelling units. Both the 75% coverage and the 300 FAR carry a note: 100% coverage and 350 FAR are eligible for regularisation of construction existing on 22.09.2006, for plot sizes between 100 and 175 m².

FAR 2.0 (written as 200) for every band above 750 m². What changes with size is not the floor area but the number of dwelling units allowed: 9 up to 1,500 m², 12 up to 2,250 m², 15 up to 3,000 m², 18 up to 3,750 m², and 21 above that.

FAR 200 on every residential plot above 750 m²

From 750 m² upward the controls stop moving: 50% ground coverage and FAR 200 apply to every band up to and beyond 3,750 m². Only the permitted number of dwelling units keeps rising. So above 750 m² extra land buys density, not bulk.

Group housing — FAR 200, and no height limit in the plan

Group housing needs a minimum plot of 3,000 m² and takes 33.3% ground coverage with FAR 200. Height is stated as NR — not restricted by the plan — subject to clearance from the Airports Authority, the Fire Department and other statutory bodies. Parking is 2.0 ECS per 100 m² of built-up area, falling to 0.5 ECS per 100 m² for EWS and service-personnel housing.
