FAR & floor area in Kerala

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

For Government-owned Information Technology parks, Government-approved private IT parks, and private IT parks under E occupancy, the maximum permissible FSI is 7 and the maximum permissible coverage is 70%. The additional fee in TABLE 6 does not apply to Government-owned or Government-approved IT parks.

Commercial, TOD and CBD zones — 70% and FSI 7 where the scheme is silent

In areas declared commercial zones, TOD zones or CBD zones under a Town Planning scheme or plan, where that scheme does not itself stipulate FSI or coverage, commercial buildings take 70% coverage and FSI 7. Fee for FSI above TABLE 6 is as the scheme specifies or as Government decides from time to time. This clause was inserted in October 2025 and did not exist before.
