Building height in Kerala

Height is capped twice over: by the regime the plot falls under, and by the width of the road that reaches it. The lower of the two governs.

How tall am I allowed to build?

Where a plot abuts two or more streets of different widths, the plot is deemed to abut the wider street for the purpose of the height rule, and that height may be carried along the narrower street as well.

Twice the street width plus twice the yard — but not for a small house

The maximum height of a building or part of it shall not exceed twice the width of the abutting street plus twice the width of the yard between the building and that street. Three qualifications were added in October 2025. First, the rule does not apply at all to single or dual unit residential buildings of not more than 8.0 m — an ordinary house is now out of the street-width regime entirely. Second, where the building has a podium, the yard value taken is the one corresponding to the top level of the podium. Third, the restriction is compulsory only for a building or part of a building falling within 9 m of the building line, so a tower set well back is not limited by the street it faces.
