Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.
Group housing on a minimum 18 m approach road carries a Floor Area Ratio of 2.0. In Punjab the FAR a group-housing site gets is set by the width of the road reaching it, not by the size of the site.

On an approach road of 45 m or more the rules place no Floor Area Ratio limit on group housing. The buildable volume is then decided by the other controls — 30% ground coverage, the setback all around, and structural and fire safety.
