Setbacks in Punjab

The setback is the open strip that must be left between the building and each boundary. What sets it varies by state — usually the size of the plot, the height of the building, or the width of the road outside.

How far from my boundary must the building sit?

For residential plots and villas the rules do not state setback figures. They apply the Uniform Zoning Plan, Drawing no. 01/2020 CTP(Pb) dated 28.07.2020, issued vide letter no. 2910-42 CTP(Pb)/SP-28 dated 17.08.2020. Your setback comes from that drawing for your plot size, and it is a separate document from the building rules.

A minimum of 6 m from the site boundary all around the building, and additionally as required by rule 26(1), which sets the open space around a building by its height.

3 m all around the building. This table governs everything except residential plotted, independent floors, row type, crèche, pre-nursery, nursery school and farm houses — so it is the setback rule for group housing and commercial buildings, and it is keyed on height rather than on plot size.
