Building rules in Himachal Pradesh

Hill state. Appendix-7 governs projects over 2,500 m²; Appendix-1 covers general buildings. Seismic Zone IV–V, and the slope decides more than the rulebook does.

In short

In Himachal Pradesh, plots of 2,500 m² and above are Real Estate Projects under Appendix-7 — base FAR 1.75, up to 0.75 more purchasable, ground coverage 30–35%, height up to 25 m in the hills. Smaller plots fall under Appendix-1, where the footprint is set by setbacks rather than a coverage percentage and height is capped at 21 m — less if the road outside is under 5 m wide.
