Setbacks in Himachal Pradesh

The setback is the open strip that must be left between the building and each boundary. In Himachal it is set by plot size under Appendix-1, and by building height under Appendix-7.

How far from my boundary must the building sit?

Detached: 150–250 m² → F2.0/S1.5/R1.5; >250–500 → F3.0/S2.0/R2.0; >500 → F5.0/S3.0/R2.0. FAR 1.75, max height 21 m.

Setbacks & block-to-block distance

Block-to-block distance = 1/3 of average block height, min 6.00 m. Side setbacks / distance from adjoining property = 1/3 of block height (plain) or 1/4 (hilly), min 3.00 m. Projections ≥1.00 m from footpath, ≥2.00 m from roads.

Worked example — a 500 m² plot on a 9 m road

Drawn square for clarity. A real tatima is not square — that is what the tracer is for.

500 m² × FAR 1.75 = 875 m² permitted. The 319 m² footprint over 3 storeys could hold 956 m², so FAR is the binding constraint — the height allowance is not fully usable here.

Rules change and we would rather hear it from you than have somebody build to a stale number. No account needed.

Does your plot comply?

Trace your tatima and these 8 rules — and the 72 others — are checked against your actual boundary, with the number behind each verdict.
