FAR & floor area in Himachal Pradesh

Floor Area Ratio is the total built floor area permitted on a plot, as a multiple of the plot itself. These are the rules that set it, and the ones that decide what does not count towards it.

How much floor area can I build on my plot?

Maximum base FAR 1.75. Premium FAR up to 0.75 over and above the base shall be granted for ALL land-uses subject to payment of prescribed charges (absolute ceiling 2.50).

Appendix-7 governs Real Estate Projects above 2500 m² (Plotted / Group Housing / Mixed / Commercial / Townships). Below 2500 m² the IDP/DP or HP TCP Rules 2014 regulations apply.

One parking floor mandatory wherever feasible (height ≤3.00 m residential, shear walls on 3 sides — not a soft storey). Only ONE parking floor FAR-exempt. Fee payable.

Worked example — a 500 m² plot on a 9 m road

Computed live by the same engine that produces the drawings — not a stored example.

Drawn square for clarity. A real tatima is not square — that is what the tracer is for.

500 m² × FAR 1.75 = 875 m² permitted. The 319 m² footprint over 3 storeys could hold 956 m², so FAR is the binding constraint — the height allowance is not fully usable here.
